How to sell a pest control business

Pest control is sold on the recurring stops: quarterly service, termite renewals, and commercial accounts. A one-time treatment business is a weaker sale than a route on autopay.

The published average for this category is 2.46× owner earnings. See the full valuation guide. This is general information, not legal or tax advice.

Get the books ready

Show contract recurring revenue apart from one-time jobs and termite pretreats for builders. The routing software, the renewal list, and the tax return need to match. Cancellation history matters as much as the starting count.

Calculate owner earnings

Your salary, a personal vehicle, depreciation, and a one-time legal or licensing cost are the usual add-backs. Technician wages and chemical costs for the routes that continue stay in the expenses.

SDE explained: how to calculate owner earnings and add-backs walks through the method. Add back only what a buyer can verify.

Reduce owner dependence

If you are the only certified applicator and you run the route, the buyer is buying your license and your mornings. Other applicators, and an office that already schedules, are the difference.

Licenses and permits

Certified applicator and operator credentials are generally personal. The buyer, or someone who stays, usually has to hold the card the state requires for the work you do. Confirm that with the state pesticide office. This is not legal advice.

Customer contracts

Service agreements should say the price, the frequency, and whether they can move to a new owner. Termite renewals and bonds need their own file. A builder pretreat contract is not the same asset as a residential route.

Timing

Buyers will want to see renewals across a year, not one good quarter. Plan a ride-along period after closing so customers meet a tech who is staying, not a stranger for one day.

Ways to sell

Through a broker

Brokers who sell pest routes know how to present recurring revenue and the license question. You still gather the renewal report.

Directly to a buyer

A local operator or a larger company that wants your towns may buy the routes directly. Diligence is the customer list, the cancellations, and the license.

To an employee or a competitor

A certified applicator who already runs routes, or a competitor covering the same counties, is a common buyer. Do not hand over the customer list until you have a confidentiality agreement.

Questions

What if most of my work is one-time jobs?

Say so. Buyers pay for what renews. The valuation guide's published multiple is an average, not a quote for a one-time shop.

Will MainStreetKeys introduce me to a buyer?

No. Nobody contacts you unless you opt in. You choose a broker, a direct buyer, or an employee or competitor on your own.
